By using AILandValue, you agree to these terms.

1. What this service is

AILandValue shows drilling permit activity in Texas from public Railroad Commission records, lets you save locations and receive alerts about activity near them, provides rough estimates of what mineral interests may be worth, and hosts a community area where landowners can talk to each other.

It is free. There is no subscription and nothing to buy.

3. Your information, and what we do with it

The Privacy Policy explains what we collect and states plainly that we sell and share it, including — where you have specifically agreed at signup — the exact coordinates of locations you save. The Privacy Policy is part of these Terms. If you are not comfortable with it, please don't use the site.

4. Your account

One person, one account, real email address. You are responsible for what happens through your account. Login links are personal to you — don't forward them. Tell us if you think someone else has access.

You may post under an anonymous display name. That hides your name from other users; it does not make your account anonymous to us.

5. The community area

Rules, and they are short:

• No soliciting. Do not use the community to advertise, promote a business, generate leads, or pitch anyone. This includes buyers, brokers, landmen, attorneys, and anyone else with something to sell. This space is for landowners talking to each other.
• No harassment, threats, or abuse.
• Don't post other people's private information.
• Don't post anything unlawful, and don't impersonate anyone.
• Don't scrape, bulk-download, or automate against the site.

We can remove any post and suspend or terminate any account, at our discretion, with or without notice. We are not obligated to monitor anything, and we are not responsible for what other users say. Anything another user tells you is their opinion, not our advice.

By posting, you give us permission to display and distribute what you post on the site. You keep ownership of it.

6. Data accuracy

Permit data comes from the Texas Railroad Commission and is republished as we receive it. It can be incomplete, delayed, or wrong at the source. Many permits have no precise coordinates, in which case we place them at the center of their county and label them as approximate. We do not guarantee accuracy, completeness, or timeliness, and the site may be unavailable at times.

7. If we connect you with a buyer

If you ask to be contacted about selling, we may pass your information to a mineral buyer or broker, and we may be paid a referral fee for doing so.

We are not your agent, broker, or representative. We do not negotiate on your behalf, and we are not a party to any transaction you enter into. Any deal is strictly between you and the buyer. Get your own attorney and your own advice before signing anything.

8. No warranty, and limits on liability

The service is provided "as is," without warranties of any kind, to the fullest extent the law allows. We are not liable for indirect, incidental, or consequential damages, or for lost profits, arising from your use of the site — including any decision you make about your minerals. Where liability cannot be excluded, it is limited to $100.

9. Changes, and ending things

We may change these terms; the date at the top will change with them, and continuing to use the site means accepting the new version. You may stop using the site and delete your account at any time by emailing info@ailandvalue.com. We may suspend or end your access at our discretion.

10. Governing law

Texas law governs these terms, and any dispute belongs in the state or federal courts located in Texas.
